**Verification of fixed benefits.** Award letters, benefit statements, pension documents. Anything showing an official monthly amount and its source.

## How lenders calculate your income

The loan officer does not take your word for it. They verify. Here is how they think about different income types:

**Consistent deposits over three months:** They total the deposits, divide by three, and use that monthly average. If you deposited $3,000 in January, $2,800 in February, and $3,200 in March, your monthly average is $3,000.

**Seasonal or irregular income:** They look at a longer window, often six months to a year, to catch the full cycle. A landscaper who earns heavily in summer and less in winter gets evaluated on the annual average, not a single month.

**New income sources:** If you started a new gig or business within the past month, the lender has limited history to evaluate. They may ask to see what you earned before the switch to establish a broader pattern. A new income source with no history may not carry as much weight as one you have maintained for a year.

**Cash income:** Deposited cash is verifiable. Undeposited cash is not. Only deposited income counts toward your loan application because it leaves a paper trail.

## What to do if the math is tight

Non-traditional income sometimes makes the debt-to-income ratio look worse than it is. Here is how to strengthen your application:

**Pay down other obligations first.** Reducing your monthly debt load before applying frees up room for a loan payment. Pay off a small credit card balance. Finish a medical payment plan. Every obligation you eliminate improves the ratio.

**Stacking multiple loans.** If you already carry a loan from another lender, that payment counts against your debt-to-income ratio. Pay off one loan before applying for another.
