# How to Read a Loan Agreement in Utah: What Every Borrower Should Check

A loan agreement is a contract. It spells out exactly what you owe, when you owe it, and what happens if something goes wrong. Reading it before you sign is the single most important step in borrowing money. This guide walks through the sections that matter and what to look for in each one.

## The Five Things to Check Before You Sign

### 1. The Total Cost (Not Just the Payment Amount)

Lenders must disclose the total cost of the loan under federal truth-in-lending rules. Look for a box near the top of the agreement labeled "Truth in Lending Disclosure" or "TILA Disclosure." It shows:

- **Amount financed.** The actual dollar amount you receive.
- **Finance charge.** The total dollar cost of the loan, including interest and any fees.
- **Total of payments.** The sum of every payment you will make across the full term.

Those three numbers tell you exactly what the loan costs. The total of payments is the number that matters, not the payment amount by itself.

### 2. The Payment Schedule

The agreement lists when each payment is due, how much each payment is, and how many payments you will make. Check that:

- The payment amounts match what the loan officer told you.

- **Blank spaces.** Never sign an agreement with empty fields. A blank interest rate, fee amount, or payment date can be filled in later with numbers you did not agree to.
- **Pre-computed interest.** This means the full interest charge for the entire term is added to your balance on day one. Paying early does not reduce the cost. Simple interest is the fairer structure.
- **Mandatory arbitration waiving class action rights.** Some agreements require you to give up your right to join a class-action lawsuit. You can ask the lender to strike that clause.
- **Automatic renewal language.** The loan renews itself unless you opt out by a certain date. You want a loan with a fixed end, not one that extends itself without your say.
